Sales pick up in Autumn

For over twenty years I would monitor which months of the year accounted for the most sales in the townhouse and apartment  projects I was marketing for Adera. What I found was that the busiest periods of sales activity were concentrated in a ten week period between October 1-December 15 (the "Autumn market") and from March 1 - May 15 (The "Spring market").  Possible explanations areas follows: Spring market starts after RRSP contributions are made and after the credit card balances from Xmas are paid off. Also the days are getting longer which encourages househunters to use weekends for house shopping.  The spring market usually ends around the Victoria Day weekend as people like to get away and get active on weekends through the late spring and  the summer. Homebuyers like tobuy in the Spring market and complete the deals over the summer holidays when they can take time off to make the big move!
 
The Autumn home buyer enjoys  indian summer right to October and then gets down to househunting while the days are still light and there are few long weekends to distract their time away from the task at hand. The demand usually is best from early October to early December when lots of folks start to wind down the year and begin thinking about Christmas shopping and parties through New Years.
